RestaurantsForSale.uk is operated by Restaurants For Sale UK Ltd, registered in England and Wales, registered address Kemp House, 152-160 City Road, London, EC1V 2NX (“we”, “us”, “our”).
We operate a specialist online marketplace for buying and selling hospitality businesses including restaurants, cafés, pubs, bars, and takeaways in the United Kingdom.
2. Acceptance of terms
By accessing or using this website you confirm that you are at least 18 years old, have authority to enter into a binding agreement, and accept these Terms of Use in full. If you do not accept them, you must stop using the site immediately.
3. The service we provide
RestaurantsForSale.uk is an advertising marketplace. We provide a platform for business sellers to publish listings and for prospective buyers to discover those listings and make enquiries. We are not an estate agent, business transfer agent, broker, or party to any transaction between a buyer and a seller.
We do not verify the accuracy, completeness, or honesty of any listing. Users must conduct their own due diligence before entering into any transaction.
4. User accounts
To list a business you must register an account. You agree to:
- Provide accurate, current, and complete information when registering
- Keep your account credentials confidential and not share them with others
- Notify us immediately of any unauthorised use of your account
- Take responsibility for all activity that occurs under your account
We reserve the right to suspend or terminate accounts that breach these terms.
5. Listings — seller obligations
By submitting a listing, you confirm that:
- You are the owner of the business or have authority to list it for sale
- All information in the listing is accurate, truthful, and not misleading
- The listing does not infringe any third-party rights
- You will keep the listing up to date and remove it promptly if the business is sold or withdrawn
- You will not include contact details, URLs, or social media handles within the listing description in a Basic or Standard package where this is restricted by your chosen plan
We reserve the right to remove any listing that we consider to be inaccurate, misleading, inappropriate, or in breach of these terms, without notice or refund.
6. Listing packages and payment
Paid listing packages (Standard, Featured) are charged in advance. Prices are as displayed on our Pricing page at the time of purchase and include VAT where applicable.
Payments are processed securely by our payment provider. We do not store your card details. All sales are final; we do not offer refunds except where required by law.

7. Buyer obligations
By using the site as a buyer, you agree to:
- Use listing information only for the purpose of evaluating a business for purchase
- Not contact sellers for any purpose other than genuine enquiry about the listed business
- Not use our enquiry system to send unsolicited marketing or spam
- Conduct your own due diligence, including obtaining professional legal and financial advice, before completing any purchase
8. Prohibited conduct
You must not:
- Use the site in any way that is unlawful, fraudulent, or harmful
- Impersonate any person or misrepresent your identity or affiliation
- Submit false, inaccurate, or misleading listings or enquiries
- Use automated tools, bots, or scrapers to extract data from the site
- Reproduce, copy, or distribute any content from the site without our prior written consent
- Attempt to gain unauthorised access to any part of the site or its underlying systems
- Transmit any malicious code, viruses, or harmful data
- Use the site to harvest other users’ contact details for any purpose other than responding to or making a genuine business enquiry
9. Intellectual property
All content on this site (including text, design, graphics, and code) that is not user-generated belongs to us or our licensors and is protected by copyright and other intellectual property laws. You may not reproduce it without our written permission.
By submitting a listing or other content, you grant us a non-exclusive, royalty-free, worldwide licence to display, reproduce, and promote that content on the site and in our marketing materials for the duration of your listing.

To the fullest extent permitted by law:
- We provide the site “as is” and make no warranties as to its availability, accuracy, or fitness for a particular purpose
- We are not responsible for the content, accuracy, or legality of any listing
- We are not a party to any transaction between buyers and sellers and accept no liability for any loss arising from such transactions
- We exclude all liability for indirect, consequential, or special losses
- Our total aggregate liability to you shall not exceed the amount you paid to us in the 12 months preceding the event giving rise to the claim
Nothing in these terms limits our liability for death or personal injury caused by our negligence, fraud, or any other liability that cannot be limited by law.
